  2. Site visit

    We look at the property, take measurements and review the existing conditions. This is where what is possible gets separated from what is assumed.

  3. Written estimate

    You receive an itemized scope with material specifications or allowances, and a statement of what is excluded. It is free and carries no obligation.

  4. Permits, schedule and build

    Once the scope is agreed, permits are filed where required and the work is scheduled. One project manager coordinates the trades and keeps you informed.

I'm dreaming about building but I have no plans yet. Do I need those before calling you?

Not necessarily. Early input on constructability and cost can save you redesigning down the line. If you already have plans, bring them; if not, the first conversation can cover how to get there.

A new build sounds like a mountain of permits. Who handles all of that?

For new construction that's a substantial part of the project. Ask what's included, who files, and how the permitting timeline shapes the overall schedule before you sign anything.

I already own a lot. Can I actually build on it?

That depends on the lot: zoning, setbacks, utilities, access and site conditions all matter. Let me review the property before you commit to a design.

I know a house takes a while. Roughly how long does building one run?

Considerably longer than a remodel, and heavily tied to design, permitting, weather and material lead times. Ask for the expected stages and what each one depends on.

Big projects scare me on budget. How do costs stay under control during a build?

Through a defined scope, specified materials or clear allowances, and a documented process for changes. Ask how allowances get set and what happens when a selection runs over one.

I know I'll change my mind about something. Can I make changes once the build's underway?

Some changes are simple; others affect work already built or ordered. Raise them as early as you can and get the revised scope, cost and schedule effect agreed in writing first.

Over a build this long, who am I actually calling with questions?

Ask this before work begins. A single project manager coordinating the trades, inspections and communication is what keeps a long project manageable.

I want a real custom kitchen with no stock boxes. Can cabinetry and millwork be built for the house?

Yes. Titanium runs its own in-house cabinetry shop, so kitchens, built-ins and millwork get made to the design, never adapted down from stock sizes.

I need a sense of the investment. What drives the cost of building a new home?

It depends on the lot, the size and complexity of the design, the structure and the level of finish. There's no meaningful figure before the site and the plans have been reviewed.
